UNDERWOOD FARMS
VIRGINIA LAND AND CATTLE


Underwood Farm consists of 430 mostly gently rolling acres in western Culpeper County, near the Madison County border.  More than 300 acres are open.  The fields are currently used for hay or grazing, although many were used for agricultural crops historically.  The farm was assembled by Tom Underwood from 2000-2004 in four separate transactions.  The largest portion of the farm, 270 acres, was purchased from the Gore family in 2000.  The Gores owned the farm for the last 100 years, and sections of the farm trace to Gore family ownership prior to the Civil War.

Underwood Farm has a hilltop that overlooks the entire farm and offers views for 10+ miles to the East and to the Blue Ridge to the West.  Sites viewable from the hilltop include Old Rag Mountain, Grave’s Mountain Lodge, Mt. Pony and the Library of Congress AV Conservation Center, Thoroughfare Mountain, and the Town of Culpeper.

While there is no modern main residence on the farm, there are three residences.  The Gore House was constructed in 1876 with the latest additions completed in 1916.  The residence has four bedrooms, 1.5 bathrooms and is approximately 2,000 square feet.

The Armstrong Residence is a converted Grain Storage Bin.  The frame is more than 100 years old, and the conversion into a residence occurred in 1983.  The residence has 2 bedrooms, one bath and is approximately 1,400 square feet. 

The Newsome Residence is a 1,568 square foot Oakwood 3 Br/ 2 BA Manufactured Home constructed in 1992. 

In addition to the residences, there are two barns several outbuilding, and two offices on Underwood Farm.  There also is an old stone wall that was the foundation of a spring house that served a residence that was destroyed by fire in 1968. 

The Underwood Farm adjoins the Reva Market along Highway 29, and the small yellow structure on the farm served as the Polling location for the Brown’s Store Precinct in Culpeper County for more than 50 years.  Approximately 8 acres along Highway 29 and Reva Road is planned for future Commercial Use according to the most recent Culpeper County Comprehensive Plan (2010).

Underwood Farm is currently home to a registered Hereford cattle operation, and the farm comfortably supports more than 100 head of cattle.  The farm also is utilized by both Rappahannock Hunt and Bull Run Hunt for fox hunting during season. 

Underwood Farm has three spring-fed ponds on it, two of approximately ¾-acre each and one approximate 3-acre pond near the Gore Residence.  All ponds have been fenced off from livestock for decades, and the 3-acre pond has depths greater than 15 feet in areas and is well-stocked with largemouth bass, catfish, and bluegill.  All ponds are fed by springs that originate on the property.  A close examination of the topography of Underwood Farm reveals that the farm consists of its own small watershed.

With mountain views throughout the farm, more than a mile of paved state road frontage, gently rolling fields with fertile soils, multiple ponds and springs, frontage on Highway 29, and a convenience store and post office adjoining the property, Underwood Farm is the most unique offering between Washington Dc and Charlottesville. 

Utilities available include electric, natural gas, 4G LTE cell service, Comcast cable, and fiber optic cable along Hwy 29.  High-quality well water is available on the farm.  The well for the Gore residence is approximately 40 feet deep, and the well for the Armstrong and Newsome residences are more modern and in the 100-150 depth ranges.
